Why So Many Houses on Panama’s Caribbean Coast Are Built on Stilts

If you travel along Panama’s Caribbean coast, particularly around Bocas del Toro, you quickly notice something unusual.

Houses seem to float.

Wooden homes sit above the water. Others stand several feet above the ground on tall posts. Some have stairs leading from the road or beach up to a raised veranda, while others appear to emerge directly from mangroves or the shallow Caribbean sea.

To a visitor, it can look like an architectural choice made for beauty.

But there is a much deeper reason.

The houses are up there because the Caribbean environment demands it.

For generations, people living along Panama's Caribbean coast have had to deal with extraordinary rainfall, saturated ground, flooding, humidity, insects, uneven terrain, limited building space and the constant presence of the sea. Raising a house above the ground became an incredibly practical solution.

And over time, practicality became culture.

The Caribbean is an extremely wet place

One of the biggest reasons for elevated houses is simply water.

Panama's Caribbean side is considerably wetter than many parts of the Pacific side. Rain can be intense and prolonged, and in places such as Bocas del Toro, the ground can remain saturated for long periods.

Traditional Caribbean architecture responded to this environment by getting the living space off the ground.

Architecture in Bocas del Toro is historically characterized by wooden buildings elevated on posts or piles, along with steeply pitched roofs, balconies and features designed to encourage ventilation.

Instead of trying to stop the tropical environment from reaching the house, the house is raised above it.

The ground itself can be the problem

When water arrives, the house is already somewhere else.

It is above the water.

But the water underneath isn't always a flood

Some houses aren't raised because the water might eventually reach them.

They're raised because the water is already there.

Along parts of the archipelago, buildings have literally been constructed over the Caribbean.

Posts are driven into the seabed or shallow coastal environment, creating a structural framework above the water.

Traditional architecture was essentially practicing passive cooling long before anybody called it that.

The Caribbean breeze becomes part of the house

Look at many traditional Caribbean homes and you'll notice another characteristic:

large windows, balconies, verandas and openings.

The purpose isn't merely aesthetic.

They help the house breathe.

The veranda is almost another room

The Caribbean veranda deserves special attention.

A large veranda gives you shade while keeping you outside.

You can sit there during rain.

You can watch boats.

You can fish.

You can talk to neighbours.

You can eat.

You can hang clothes.

You can simply sit and watch the Caribbean.

This is why the traditional Caribbean house can feel much more connected to its surroundings than a modern sealed concrete box.

The outdoors isn't necessarily somewhere you go after leaving the house.

The outdoors becomes part of the house.

Why wood works so well

Traditional Caribbean houses in Bocas del Toro are strongly associated with wood.

There is a practical reason.

When your house is elevated over water, the sea isn't something you visit.

Stilts aren't perfect

Saltwater is extremely hard on metal.

Constant humidity encourages rot and mould.

Marine organisms can damage some materials.

Storms can put enormous stress on structures.

And foundations in water or saturated soils require careful engineering.

But what happens when sea levels rise?

What happens when storms become more damaging?

What happens when an island experiences flooding more frequently?

The Guna community of Gardi Sugdub provides a powerful example.

The low-lying island community began relocating families to the mainland in 2024 because of rising sea levels, flooding and overcrowding. Approximately 300 families received new homes at the Isberyala development.

For generations, elevated houses were an adaptation to the Caribbean environment.

But eventually there is a limit to how high a community can raise its houses.

Think of them as climate machines.

They take the problems of the Caribbean environment and turn them into architectural solutions.

There is a reason visitors become fascinated by these houses.

They look romantic.

They aren't sitting above the water because somebody wanted to create a postcard.

They are there because people learned how to live with the Caribbean.

And once you understand that, the houses become much more beautiful.

You stop seeing stilts.

You start seeing generations of adaptation.

Take a boat around the islands.

Look at the houses carefully.

Notice which ones sit directly above the water.

Notice which ones are raised above land.

Look at the posts.

Look at the roofs.

Look at the verandas.

Notice how many windows they have.

Watch how the houses interact with the mangroves, beaches, hills and channels.

And think about what would happen if those houses were sitting directly on the ground.

Heavy rain.

Saturated soil.

Floodwater.

Humidity.

Heat.

Insects.

Suddenly the answer becomes obvious.

The houses are on stilts because the Caribbean coast is a place where water is everywhere.

The genius of the architecture is that instead of trying to eliminate that water, people learned to live above it.
